:

1. KNOWLEDGE, SKILLS AND EXPERIENCE • Bachelor’s degree in Mechanical with 2 to 5 years relevant experience. • Additional advantage being a Member of a Professional Body. • Ability to read, writes, speaks and understands English fluently. • Strong communication, interpersonal, negotiation & computer skills. • Must be customer service oriented. • Ability to meet or exceed the company’s attendance and punctuality standards. • Ability to evaluate objectively, fairly, and consistently. • Ability to read and edit Engineering Drawings and manuals • Good command on MS Office, AutoCad, CAFM/CMMS/Access/MSP based planning • Experience in the Facilities Management Industry especially in high rise buildings, shopping malls, hotels, hospitals, community villas etc • Knowledge and experience of providing technical services and non-technical services (Soft services) to a broad range of Customers. • Able to demonstrate skills and knowledge in installation and servicing MEP assets and mechanical equipment, interpreting HVAC, Electrical, Plumbing, Mechanical, BMS and Electronics system, and replacing faulty operational and safety control systems and spare parts. Cleaning standards and Security operations, CCTV, Gate barriers, Fire alarm systems • UAE driving license • Bilingual • Excellent Team working capabilities • Good people and customer managing skills • Maintains positive guests and colleagues interactions and good working relationships. • Real passion and enthusiasm to succeed 2. RESPONSIBILITIES AND DUTIES • Takes responsibility & work hard beyond the regular duty hours & off days as per the work load. • Be a role model to colleagues, other coordinators, supervisors & workers. • Actively help, delegate responsibilities & develop self & other subordinates • Be fully responsible for the full spectrum of HVAC systems, Refrigeration, Mechanical, Electrical, Plumbing, BMS, home appliances, design, controls, trouble shooting, maintenance and installation works planning & execution. • Supervise servicing and maintenance works carried out by technicians and contractors alike. • Respond’s to all emergencies, breakdowns, safety and security issues. • Ensure technicians are executing their works in accordance with their job descriptions • Ensuring that all technical tasks assigned to the technicians as listed in the PPM or due to breakdowns of machinery are carried out efficiently and are of the highest professional standards possible within the company safety requirement. • Ensuring the all cleaning and security tasks assigned to them are carried out efficiently with professional standards • Ensure there is a consistent drive for innovative approach in product delivery and services to both internal and external customers. • To be innovative to processes and systems, service delivery and problems resolution. • Proper planning and ensuring that all non-routine work is planned in an orderly fashion without/with minimal interruption. • Ensuring all equipment’s of the site is in good working order and used safely & correctly. • Responsible for safety of the site technician, equipment’s and machineries. • Train subordinates in all required aspects of the technical and non- technical services and Evaluating sub-ordinates • Actively multi skill potential company staff to increase flexibility and job satisfaction. • Support stores in Identifying and Sourcing Spares & Consumables for all equipment’s and maintaining optimum inventory • To manage excellent relationships with client/customers, our suppliers and other partners. • Act as a role model for people management processes ensuring they are followed to clarify • Objectives, actively management performance and develop skills (121’s, Team Talks and team reviews). • Support the development of business wide initiatives including cost reduction strategies, and customer improvement plan. designing maintenance strategies, procedure and methods • planning and scheduling planned and unplanned work • diagnosing breakdown problems • carrying out quality inspections on jobs • liaising with client departments and customers • arranging specialist procurement of fixtures, fittings or components; • controlling maintenance tools, stores and equipment • monitoring and controlling maintenance costs • dealing with emergency and unplanned problems and repairs • Writing maintenance strategies to help with installation and commissioning guidelines • Marketing strategy & implementations to enhance FM services sales in AMC & fit out jobs. • The Bid estimation, Inspections, BOQ and quote generations • Training and development of the team • Ensure QA/QC to maintain ISO & HSE policies & quality.
